Property scams follow the same few patterns almost everywhere: fake listings with stolen photos, deposits paid before a viewing, viewing fees, and “the account has changed” messages. These are the rules we built to stop them, and what we cannot promise.
Nobody may charge you to see a house listed on Dami. If an agent, caretaker or owner asks for a viewing fee, do not pay, and report the listing.
Never send a deposit or “booking fee” for a house you have not seen in person, from someone you have not met. Rental listings show their move-in costs before you visit, so you know the full amount in advance.
Rent goes straight from you to your landlord's own Paybill, Till or bank. Dami keeps the record: the lease, the deposit agreement, the move-in photos and every receipt. Our own fees (plans and boosts) are paid through Paystack, a licensed payment provider.
When a landlord adds a new account for rent, every tenant is told at once, and it only starts working after 48 hours. Saved accounts cannot be edited to point somewhere else. If anyone texts or calls you with new payment details, check your Pay Rent page in Dami: it is the only place they change.
A caretaker can record a cash or M-Pesa payment they saw, but only the landlord can confirm rent. You get a message every time a payment is recorded for you, so mistakes are caught by the person who paid.
The person behind the listing showed us an ID that matched their account. It does not prove they own the property.
Our team looked at ownership documents for this listing. We cannot confirm a title is genuine: only the land registry can. For land and houses you buy, always do an official search on Ardhisasa or at the registry, and use an advocate.
We found the agent's licence number in the Estate Agents Registration Board register on the date shown. Licences are renewed yearly, so the date matters.
The owner told us the listing is still available on the date shown. Old listings without a recent date may already be taken.
Every listing has a level that says how far we checked it. A level says what was checked. It is never a guarantee that the person owns the property.
Level 0
The owner's word only. Nothing has been checked yet. Be careful and never pay before viewing.
Level 1
The owner's identity was checked against an ID document.
Level 2
Our team reviewed the ownership documents (for example a title deed or lease) and they matched the listing.
Level 3
An official land registry search (for example an Ardhisasa search in Kenya) is on file and matches the owner and the property, on the date shown.
Every new listing is reviewed by a person before it goes live. Before that, our system looks for photos already used on someone else's listing (even if resized or re-saved), prices far below similar homes in the area, and wording common in scams, such as asking for a deposit before a viewing. These are warnings for our reviewers, not proof, and they never remove a listing on their own.
A listing that several different people report is taken off the market until we have looked at it.
Every receipt and lease from Dami has a 12-character code at the bottom. Enter it on the document check page to see that we issued it and what it says. If the paper is different, it was changed.
Use “Report this listing” on any listing, or contact us. If you have lost money, also report to the police and the DCI, and keep every message and M-Pesa code.
We keep only what the service needs. You can download everything we hold about you, or delete your account, from Settings. Rent records are shared only when you send a link yourself, and those links expire. Read the privacy notice for the details.
